Zion Woods is a proposed new affordable rental development for lower income households in Deerfield. This project is being developed by HODC and Brinshore on land donated by Zion Evangelical Lutheran Church. The site is located on over 8 acres of vacant land donated by and adjacent to Zion Lutheran Evangelical Church at 10 Deerfield Road. As part of their mission, the Church sought out the development team and contributed their land.
The proposed project will consist of a 2-story 12-unit building and 2-story 13-unit building that are clustered around a central core of landscaped parkway and parking. The remainder of the site will be open space and function as detention areas. Upon completion the development will be professionally managed by HODC.
The project protects wetland habitat and the buildings will be certified green. Households will live independently and pay rents they can afford.
Workforce Housing for Families
Zion Woods will be home to families who work in the area but cannot afford to live in Deerfield.
Supportive Housing for People Living with a Disability
Zion Woods will also be home to people living with a disability who will be able to live independently near their support networks. They will be proactively connected with local supportive services by HODC’s professional management team.

Celebrating 40 Years and Looking Ahead at Zion Woods
On Sunday, October 29th, 2023 HODC celebrated its 40 years with friends at Zion Evangelical Lutheran Church in Deerfield. It was a chance to share updates on what is coming for our new development, Zion Woods, and other projects in the works. We also celebrated Reverend David Kyllo’s upcoming retirement and thanked him for his years of support.
